Guest speakers can be rock stars in growing attendance at your condo and HOA meetings—or they could be complete duds who make your owners question why they attend these turgid affairs.
In this week's tip, we offer tips on how to use guest speaker wisely.
"My clients have guest speakers all the time," reports Daniel Zimberoff, CCAL, a partner at Zimberoff Deutsch in San Diego, who represents dozens of condo and HOA owners in California at any given time and is the author of Avoiding Homeowner Wars.
He says the best speakers have been those who've imparted really useful information to board members and owners. "The most successful I've seen have been insurance professionals, especially the ones who know not only association insurance on behalf of the entity but also HO-6 policies that cover owners' property," he says.
"The insurance risk management people are great, too," he adds. "I've seen them give advice on toilet angle stops, water-detection devices, the latest on smoke detectors, and fire loss.
"Anti-crime speakers can also be helpful," notes Zimberoff. "Have your local community support officer from your police department come talk about graffiti, drugs, homelessness, car theft, tools owners can use to prevent crime, community watch issues, and any other topics that might be useful."
Robert E. Ducharme, founder of Ducharme Law in Stratham, N.H., who specializes in representing community associations isn't as sold on insurance experts. He advocates members of his own profession.
"The best speaker is an attorney—period," he asserts.
"Nobody will show up to hear about insurance," he states. "Most owners think whatever happens is already covered by the community's insurance policy. Rather, what almost no board does—but what every board should do—is have a lawyer come in once a year, or at least every two years. They should explain how your association is supposed to operate and any new laws that govern its operations.
"But that doesn't happen," he laments. "Board members and owners need to know the new things that are around the bend, and not knowing them is what gets communities into trouble. I think speakers should help boards and owners learn something about the association."
