Frustrated by Unauthorized HOA Rentals? Apps May Help -- Or Not

In this week’s tip, we tell you about--and give a warning on--websites and apps to catch unauthorized rentals.
Amy Tinetti, a shareholder at Hughes Gill Cochrane Tinetti P.C., which represents hundreds of condos and HOAs in Northern California, says her clients are talking about STRMonitor.com, BNBShield.com, SubletSpy.com, and SubletAlert.com.
Undoubtedly, there are more software programs and apps than just these four. But here’s a quick summary of two of the apps Tinetti says her clients have mentioned:
* S.T.R. Monitor claims, on its website, to be the only company in the world focused on aiding building and community residents and HOAs with the issues that arise in the wake of the rapidly expanding private vacation rental industry. It also claims to oversee these websites and report rentals in your building. According to its website, the cost is $77 per month.
* BNB Shield claims, also on its website, to have a combination of proprietary and publicly available mapping tools to identify rental “culprits” within your property. It also says it manually checks its work to ensure each claim is worthy of taking action. You receive a monthly update with a list of names and addresses of “contract breakers” in your community.
