- Common area maintenance failures—One of our experts says she’s seeing too many condo associations failing to proactively maintain common area and exclusive use common areas, and the risk could literally lead to life-and-death situations. Legislators have noticed and are considering measures to force condos not to defer maintenance.
- How HOAs are getting drawn (against their will) into the workforce housing shortage—The lack of housing for low-wage workers prompted lawmakers in California to force HOAs to permit garage conversions and the addition of accessory dwelling units on owners’ property. Will this stand? Will it spread?
- The lack of attention community associations are paying to cybersecurity—Many associations have lots of confidential data on their homeowners but aren’t taking enough proactive steps to protect that information. One of our experts is advising her clients about why that must change.
- The shift to virtual meetings—Gotomeetings. Zoom. Plain old phones—the options for virtual meetings are broad, but again, the rules are complicated. In some states, board members or owners can’t vote if they participate virtually. We’ll explain the trend, state laws that are tricky to follow, and some the workarounds for how to meet virtually successfully.
